The two critical ingredients for a successful let, are finding the right tenant and managing the tenancy effectively. In our view, the way to find the best tenants is captivating photos, promotion on every major portal and setting the rental price at the optimum level.
We will ensure you meet the growing list of legislative requirements, that the tenants’ credentials stack up and that you are fully protected with a water-tight tenancy agreement. We can also fully manage the let for you taking care of rent collection, regular inspections and dealing with maintenance issues. Our rigorous referencing procedure and professional relationship with our tenants has meant that we have never had any significant arrears and never been unable to agree deposit deductions at the end of a tenancy.
We have made our tariff of fees as simple and as transparent as possible:

Monthly Management Fee
Includes: Collecting the monthly rent, periodic inspections with findings reported, dealing with all maintenance issues, paying contractors from monthly rent, organising gas and electrical checks where required, checking out the property at the end of the tenancy, dealing with deposit repayment and negotiating deductions where required, providing monthly statements and contractor invoices and renewing the risk assessment annually.

By prior agreement we can carry out additional duties such as court appearances to provide evidence, overseeing renovations to the property, preparing specialised statements if requested by HMRC, preparing legal notices, liasing with solicitors, insurance companies or other professionals.
